What We’re Looking For:

Elvet Recruitment has been appointed to recruit for a Cost & Bonus Surveyor to join a well‑established housing developer, covering their sites across Co. Durham and surrounding areas.

This role plays a critical part in the financial and operational performance of our construction sites, with a specific focus on labour cost tracking, bonus scheme administration, and subcontractor payments. It could be suited to an existing Cost & Bonus Surveyor, or equally, a Quantity Surveyor or Assistant QS looking to learn a new position. In addition, this opportunity may also appeal to a Site Manager seeking to transition into a new role, or someone experienced in measuring works such as a time‑served QS.

Key Responsibilities
•     Compile and maintain bonus targets for Bricklayers, Joiners, and Painters, including adjustments due to changes in build processes or specifications.
•     Evaluate claims submitted against bonus targets, including the assessment of daywork claims from Labour‑Only Subcontractor Bricklayers and Joiners, and certify payments accordingly.
•     Assess daywork claims from Direct Labour Joiners and Painters, and calculate bonus payments to be included in weekly wages.
•     Record and monitor weekly build costs based on site production data.
•     Report weekly site labour hours and bonus payments for payroll processing.
•     Review subcontractor payment applications and issue payment certifications in line with project progress and contractual terms.

Qualifications and Experience
•     Background in Quantity Surveying, Cost Management, or similar construction‑related discipline.
•     Strong understanding of labour‑only subcontracting and bonus schemes.

About the Role

You’ll take ownership of the commercial delivery of residential developments within the region. From budgeting and cost control to subcontractor management and financial reporting, your input will be key to ensuring projects are delivered efficiently and profitably.

Key Responsibilities

• Prepare draft and site start budgets for allocated developments
• Produce quarterly valuations and material cost-to-complete exercises
• Manage subcontractor payments and final accounts with full sign-off
• Issue subcontract orders in line with company policy and documentation standards
• Conduct on-site measurements and assess contractor payments
• Attend and contribute to meetings with internal teams and external contractors
• Oversee subcontractor performance and maintain trade specifications
• Price customer extras and liaise with the sales team as required
• Manage the Professional Fees Budget and assist with material procurement
• Support land appraisals through take-offs and cost input

About You
